Winter Storm Warning: Set to expire at 7:00 PM on Tuesday, February 13th
The High Wind Warning has expired.
Coastal Flood Warning: Expires February 13, 5:00 PM EST. A Coastal Flood Advisory will be in effect for the early morning high tide on Wednesday, between 1:00 AM and 4:00 AM EST.
Wind: North winds of 20 to 30 mph are expected to continue into Wednesday morning.
Wintry Mix/Snow: Total snow accumulations of 4″ to 8″ are being reported across the Cape and Islands. Snow is beginning to subside as the storm moves offshore.
Coastal Flooding: Some coastal flooding may occur during the early morning high tide on Wednesday between 1 AM and 5 AM. As such, a Coastal Flood Advisory has been posted for that timeframe. Some coastal roads may become impassable. If travel is required, do not drive around barricades or through water of unknown depth.
Post-Storm Impacts: Gusty winds will continue into Wednesday afternoon, with gusts reaching up to 40 MPH in some areas. Temperatures will remain in the mid-20s to low 30s.

BARNSTABLE, MA — It was a record year for home sales and prices across the state, but not necessarily in a good way.
According to a new report from The Warren Group, single-family home sales fell to a 12-year low in 2023, with limited inventory and record-high prices to blame for the drought.
There were 40,828 homes sold across 2023, The Warren Group found. That's a 22 percent decline from 2022 when 52,639 homes were sold in the state.
In Barnstable, the company found that 52 homes were sold in 2023, down from 97 in 2022.
This figure indicates a steep decline from previous years too, as the company said the 2023 figure marked the lowest number of home sales since 2011.
So if sales are low, does that mean prices decreased at least? Sure doesn't.
The median single-family home price in 2022 was $550,000. That number rose 2 percent in 2023, bringing the median price to $570,000.
In Barnstable, the median 2022 sale price landed at $775,000, but rose to $799,000 in 2023.
The combination of limited sales and a continuing spike in prices presents big problems for buyers, especially those entering the market for the first time, Warren Group Associate Publisher and Media Relations Director Cassidy Norton said.
"Limited inventory and high interest rates are the driving force behind this trend, with prospective buyers facing a challenging landscape," Norton said. "As demand outpaces supply, home prices continue to climb, making it increasingly difficult for many to enter the housing market."
This trend wasn't unique to just the home market, as condo sales were down in 2023 and prices continued to climb.
There were fewer condos sold in Massachusetts — 19,199 — than in any year since 2012, while the median condo price rose to $510,000 from $488,550 in 2022, a 4.4 percent increase.
Only one condo was sold in Barnstable in 2022, and the number actually rose to two condos in 2023. The median price also rose, but the sample size of those sales is small.
The price increase should be studied as a trend in what buyers are looking for in their home purchase, Norton said.
"This scenario underscores the evolving dynamics of the condo market, where buyers are willing to pay a premium for the convenience and lifestyle they offer," Norton said. "It also prompts us to consider the changing preferences and priorities of homeowners in Massachusetts, as they seek both quality and value in their housing choices."
The 2023 median price for both condos and home sales is a record high in The Warren Group's data, the company said.

Quirk loves spending time at Sandy Neck Beach, also known as Bodfish Beach, located at Sandy Neck Beach Park in West Barnstable.

Beach goers can soak in the sun and play in the surf, or take a scenic drive in the sand, she said. The park also allows camping.
“It’s a beautiful area with dunes,” Quirk said. “If you have an off-road vehicle, you can actually drive out there on the beach. It’s a beautiful, beautiful location.”
There is a $25 per car daily charge for beach parking from Memorial Day weekend through Labor Day. Driving the beach requires an ORV permit.
Sandy Neck Lighthouse, located at the tip of Sandy Neck, is privately owned and not available for tours.
Eat a meal on the harbor
Spanky’s Clam Shack in Hyannis is a beautiful place for a meal, Quirk said.
“Spanky’s is right in the heart of Hyannis, in the harbor area,” she said. “So you can sit outside and watch the boats come in and out. It’s just a great location.”
Spanky’s has inside and outside dining, is open daily for lunch and dinner, and its menu features a raw bar, salads, chowder, and plenty of seafood.
Quirk loves sitting outside with friends and often orders the lobster salad.
“It’s a lot of lobster and a little mayonnaise, just the right combination,” she said.
Brush up on your JFK knowledge
Quirk likes spending time at the John F. Kennedy Hyannis Museum in Hyannis, which is full of information about the 35th president of the United States and his connection to Cape Cod. The Hyannis Kennedy Compound was purchased by the Kennedys in 1928.

A current exhibit called “Cape Cod Remembers: November 22, 1963,” commemorates the 60th anniversary of the death of President Kennedy. Visitors can read local newspapers from November of 1963 to see how his death affected Cape Cod and sign a memory book and share their own thoughts and experiences about the event.
“It is constantly evolving, and I think that’s why I like it so much,” Quirk said.
Hyannis visitors can also walk the Hyannis Kennedy Legacy Trail in Hyannis, a self-guided 1.6-mile walking tour of 10 sites significant to the Kennedy family.
Shop the creations of local artists
Ocean Street in Hyannis is always a favorite shopping spot for her family, Quirk said, because it features the HyArts Artist Shanties.
Cape Cod artists and artisans display their wares at the shanties in the summer and rotate throughout the season so there’s always something new to see, Quirk said.
“It’s paintings, it’s posters, it’s jewelry, it’s clothing, you name it,” she said.
Guests can find the shanties at Bismore Park Welcome Center at 180 Ocean St. and Harbor Overlook at 51 Ocean St. The shanties are open from at 11 a.m. to 6 p.m. in May and June, as well as from 11 a.m. to 8 p.m. in July and August.
